How To Know When Your Flat Roof Needs To Be Replaced

Flat roofs are commonly found all over America, whether they are part of a commercial institution like a larger shopping center, or residential property. There are many benefits to a flat roof, and perhaps one of the ones you will so often see touted is that they are very strong and easy to maintain. While that may be true, eventually all roofs will need to be replaced due to the ravages of age and the tough environments they have to keep out. Knowing when your roof needs to be replaced can be tough, so here are a few indicators that let you know exactly when to call for a roofer to replace your crumbling infrastructure.

Deep Waterproof Failure 

Your flat roof has both waterproofing and vapor shields to protect the internal construction from moisture, and if either one of these protections fails then it can cause catastrophe for the rest of the roof. The issue is that a lot of people do not realize when this happens because it is so out of sight of your everyday experience. That is why consistent checks on a semi-regular basis of your roof are so important. When you start to see large water stains overhead or can see actual physical drops of water leaking into your building it is too late, and a roof replacement must be considered.

Sagging

Flat roofs are an incredible construction when you think about just how much weight they have to hold up and how little support they have over large areas in the middle of your house or business. However, this can lead to the issue of sagging, where these large, unsupported areas of your roof begin to suffer the long-term effects of gravity and start to shift inwards. Cracking is never a good sign, and while it normally occurs on walls rather than your roof, that does not mean it never shows up on your roof. Sometimes surface cracks can seem much more terrible than they are, but most of the time you will need to begin the process of flat roof replacement in any case.
